An Asphalt Overlay
An Asphalt Overlay is a patch job done on a stretch of asphalt. This is the method used when asphalt is showing signs of cracking or potholing, while still not being destroyed to need replacement.
If this is the case we would come through with a paver and lay down a thin layer of hot asphalt onto the surface, giving you a new fresh asphalt surface. Overlaying your old asphalt will not fix any issues underneath and any cracks that exist will reflect through the new surface within a year or two.
An Asphalt Sealcoating
Sealcoat just by itself can sometimes fill shallow cracks, crack filling should be done on the cracks that are larger to prevent water from touching your asphalt. The seal coating process is like painting a coat of paint on your house. The end result is the same: A shiny surface that discourages wear, prevents water from seeping in or other spills from reaching the interior, as well as protecting against damaging sunlight.
Sealcoating wears out relatively quickly. However, an inexpensive and easy seal coat and crack fill every two to four years can prevent other asphalt issues for decades to come. It is the most cost-effective way of maintaining asphalt over a long period of time.
