5 Signs It’s Time to Repave Your Parking Lot!

posted in: Tips
There’s something incredibly appealing about a smooth, freshly-paved parking lot. Sadly, parking lots cannot stay looking brand-new forever. In fact, due to the constant wear, they are subjected to, they should be repaved fairly regularly. How often will depend on a number of factors, such as the daily traffic and the overall quality of the products used?

However, the good news is that your parking lot will usually let you know when it’s time for repaving. All you have to do is know the tell-tale signs that it’s time to repave your parking lot.

First things first, you should be on the lookout for visible cracks in your parking lot. Cracks occur with age and exposure to the elements.

While they are unsightly to look at, cracks can also lead to bumpy, more dangerous rides for people who visit your parking lot. Even worse, cracks tend to deepen over time. If they are left long enough, they can seriously affect the quality and integrity of your parking lot structure. Thus, it is in your best interest to consult with a pavement company about repairing cracks or repaving your lot.

When a parking lot is freshly paved, it looks nice, dark, smooth and uniform in color. Over time, you may notice that your parking lot starts to fade and become lighter. It may also become discolored in certain areas. This damage is usually caused by the sun’s harsh UV rays, which may beat down harder in some areas of your parking lot than others.

Fortunately, a simple repaving of the parking lot can restore color and keep the whole lot looking fresh and new, which makes your business more appealing from the moment people set foot on your property.

Something else to watch out for with your parking lot is denting and divots. These can be caused by very heavy vehicles coming into your parking lot — especially if they stay parked in one place for a long time.

These types of issues can also be caused by dings and hits from trailers and tow trucks. Whatever the cause, they can make for a bumpy experience in your parking lot and can also lead to pooling water and moisture, which can also cause significant damage. If you notice these issues, address them right away with repair or repaving services.

Whether they are large or small, the appearance of potholes in your parking lot definitely means that you need to have it repaved. Potholes can easily cause damage to vehicles that enter your lot, which could damage the reputation of your business and cause liability issues in the future.

Fortunately, repaving is an easy way to fill in and cover potholes so that your parking lot is a safe and welcoming place for your customers and employees.

Finally, have your parking lot repaved if the parking stripes are becoming harder to see. This can easily cause accidents and difficulty parking for your guests. In addition to repaving, most paving contractors will also make these all-important stripes fresh, bright and visible once again.

As you can see, your parking lot will typically let you know when it needs to be repaved. If you’ve noticed any of these signs in your own lot, be sure to contact the paving experts at  Image Asphalt and Maintenance to learn how to address the issue quickly, easily and affordable. The sooner you take care of repaving your lot, the sooner it can be a nice place to park and drive in once again.

I appreciate it when you said that the color of the paving says a lot about it and that it needs to be repaved if it is lighter in color as that indicates UV ray damage. I knew there was something wrong when I noticed that the paving is a lot lighter in color than the neighbor’s pavement. It has been a while since we have had it repaved, it might be best if I call a professional again.

I can agree with you when you said that potholes can easily damage vehicles, so it is best to have the parking lot repaved once they appear. Just last night, my tires were flattened because of potholes. I would not want the same thing to happen to my coworkers. This is why I will ask the boss to have the parking lot repaved.

Thanks for pointing out that a parking lot should be repaved if the parking stripes have become difficult to see. Recently I went to visit my husband at work, and parking was really hard because the stripes were so faded. I think it’s definitely time for them to repave their parking lot!

Thank you for pointing out that potholes, regardless of whether they are small or big, indicates that the pavement needs to be repaved because it can damage vehicles. My husband is a proof of that when he drove over a pothole yesterday. He ended up with flat tires. I will call a paving contractor as soon as I can.

The parking lot is a very important, visual part of your business as it is one of the first things that your customers will see. Because of this, it is important to keep your parking lot in good shape. That means that, if there are any visible cracks or pot-holes then you need to get them repaired and repaved as soon as possible.

Thanks for pointing out that if your parking lot stripes are difficult to see, it can be dangerous to your guests by causing accidents. I recently went to visit my husband at his workplace, and I noticed that the paint in the parking lot was very faded and difficult to make out. I’ll pass along your advice and suggest they have the stripes repainted soon.

Thanks for helping me understand that cracks on the parking lot need to be repaired. As you mentioned, this is important because it might deepen over time and will lead to the bad quality and integrity of the parking lot. With that in mind, I should contact a contractor to do this for us since we noticed the crack just this morning. I was removing the snow this morning when I saw that the cracks are starting to become visible especially those on the edges.

We bought an old property that has a lot of crack in the parking lot driveway. As you’ve said, they appear because of age and exposure to other elements. That might explain it because the property has not been repaved for 15 years. My husband is now looking for a paving company who can revamp it.

Thank you for explaining that potholes can easily cause damage to vehicles and cause liability issues. Another inconvenience these would pose is that they could damage company vehicles. I’ll have to look into asphalt pavers.

I never thought of having potholes in a parking lot could damage the reputation of a business. My brother has a pizza place business and his parking lot needs repair. I will make sure to refer him to a quality concrete contractor to help him pave his parking lot.

It’s good to know that repaving the lot makes it look fresh and new and full of color. A few weeks ago my boss bought a building for our business to expand to. We’ll also have to look into parking lot paving for it.
